Real Estate Purchase Process

1. Get Pre-approved for a loan
2. Shop for homes with a professional real estate broker/agent
3. Make offers on homes desired
4. Get into contract on your dream home (ratification)
5. Follow through with loan documentation needs
6. Order Appraisal
6.5 Review Transfer Disclosure Statements and reports
7. Schedule inspections necessary
8. Negotiate the termite and home inspection results
9. Remove physical contingency (normal 17 days)
10. Remove Appraisal contingency (normal 17 days)
11. Remove loan contingency if loan is approved. (Normal 17 days)
12. Provide necessary documentation to complete the loan
13. Final walk through of the property to determine acceptable condition
14. Sign Loan Documents with necessary down payment with closing costs as a cashiers check
15. Loan documents will be reviewed and insurance binder put in place
16. Loan records with at the county
17. Keys are exchanged and occupancy begins
